• Maid's room: A separate maid's room that comfortably accommodates up to four people, complete with its own bathroom.

• Expansive Living room: The central living space features four distinct seating areas, designed to encourage both relaxation and social interaction. At its heart is a stylish indoor bar-style kitchen, seamlessly blending into the lounge.

• Main Kitchen & Banquet Area: The property includes a fully equipped main kitchen and a dedicated banquet/event preparation space with a separate entrance — ideal for hosting private functions and celebrations.

• Outdoor Amenities:

o swimming pool with a dedicated children's section (1.5 meters in deep and 0.5 meters for kids for added safety).

o A barbecue area perfect for outdoor dining and entertaining.

o A traditional majlis located within an attached tent, providing a cozy and authentic setting for gatherings.

o Multiple outdoor seating areas surrounding the pool, offering scenic relaxation spots throughout the day.

o Volleyball court

Cancellation Policy:

Bookings are non-refundable once confirmed
Changing booking date less than 10 days before check-in incurs AED 350 rescheduling fee

Security Deposit:

AED 1,000 security deposit required on arrival
Deposit refunded after check-out and inspection

Owner's Rules:

• Families only

• Parties/events allowed with extra fees

• No vehicles in green areas, use parking spots

• No smoking inside buildings

• Follow check-in/out times

• Return property clean and undamaged

• Max occupancy 25-30 people

• No fireworks allowed

• Vacate on time and in original condition

• The farm must be returned in the same clean and tidy condition in which it was received.

If the property is left excessively dirty or requires additional cleaning as a result of the gathering or event, the tenant will be responsible for the full cost of any additional cleaning required.

• Outdoor music is permitted.

However, all outdoor music and loud noise must stop after 1:00 AM, in consideration of local regulations and the surrounding area.

In the event of complaints, the relevant authorities may intervene.

• Alcohol – Strictly Prohibited

The possession, consumption, or bringing of any alcoholic beverages onto the farm or anywhere within the property is strictly prohibited.

Please note that the farm is located in the Emirate of Sharjah, and all guests and tenants are required to comply with the applicable local laws and regulations.

If any alcoholic beverages are discovered anywhere on the property, the tenant will bear full responsibility and will be required to pay a contractual penalty of not less than AED 10,000, in addition to any other liabilities, costs, or consequences that may arise from the violation in accordance with applicable laws and regulations.

• The tenant is responsible for taking proper care of the farm and all its contents, including furniture, equipment, facilities, gardens, and outdoor areas.

Any damage, breakage, misuse, or loss occurring during the rental period will be charged in full to the tenant.

• Pets are not permitted

on the property in order to maintain cleanliness and ensure the comfort and safety of all tenants and guests.

• Acknowledgment & Agreement

By confirming the booking and entering the property, the tenant acknowledges and agrees to comply with all Farm Rules & Regulations, as well as all applicable local laws and regulations.
